The Best of Both Worlds

Fresh from a rewarding experience fixing up their home in Atlanta, Nathan and Annie were ready to go all the way with their new project in Portland’s Richmond neighborhood. Their plan was bold; their minds made up. They were going to invest 35% of the property’s value into a major renovation, live there for a while, then sell it for a profit. Who says you can’t have your house and sell it too?

Adding Value While Creating More Livable Space

This is a story about how Nathan and Annie built value into their home and one way they did that was by converting half the basement into a guest suite. The guest bedroom – hospitality in general – is at the heart of why we have houses. The recent explosion of short term rentals not only affirms this, but also indicates how this function is evolving.

Yesterday’s guest bedroom is today’s guest suite and whether you’re welcoming friends, relatives or paid guests, everyone benefits from a more detailed treatment of this space. Design Strategy: Appropriately provide for each function of the house. Here the guest suite includes a full bath, kitchenette and private entrance.

Interior Design Created a Conversation Between Rooms

Another place Nathan and Annie found value was in hiring an interior designer. Their previous experiences had shown Nathan and Annie just how many details there are to coordinate – ‘we both have jobs!’ – and how important it is for the house to maintain a common design language. It was a joy working with local interior designer Kelly Kammeijer and her detailed vision of a space where architectural features, finishes and fixtures, as well as furniture, art and personal items, all relate to one another.

The kitchen and bathroom updates developed effortlessly in the context of the rest of the rest of the project. Gray cabinets the obvious choice for black trim on white walls…more black and geometric shapes in the bathroom vanity, mirror and stacked subway tiles. Consistent design expression throughout connects and declutters the space.
